Key STR Metrics Explained
- Occupancy Rate — Percentage of nights booked annually. 65% means ~237 nights booked per year.
- Platform Fees — Airbnb charges hosts ~3% per booking. VRBO charges ~5%. This comes directly off your gross income.
- LTR Equivalent — The monthly rent you'd need to charge a long-term tenant to match your STR revenue. This shows the STR premium.
